Termite damage is silent — and expensive.

Termites cause over RM20 million in property damage across Malaysia each year. Most owners only discover them after structural damage is done. We’ve been preventing and treating termite infestations for 59 years — longer than any other operator in the country.

The Real Cost

What termites actually cost Malaysian homeowners.

Termite damage isn’t a small problem you can postpone. Here’s why early action saves money — and structural integrity.

RM 20m+

Total termite-related property damage across Malaysian residential and commercial buildings each year.

3–8 yrs
Hidden before discovery

Most termite colonies operate undetected for years before owners spot the first visible sign — by which point structural damage may already be significant.

10×
Cheaper to prevent

Pre-construction soil treatment or routine baiting costs a fraction of structural repair — wood replacement, flooring, beams, doors, and re-treatment combined.

How to Spot Them

Signs of termites in your home or office.

Termites are secretive. They eat wood from the inside out, so by the time you see surface damage, the structural compromise is already done. Look for these signs:

  • Mud tubes — thin, dirt-coloured tracks running along walls, foundations, or pipes. These are termite highways.
  • Hollow-sounding wood — tap on suspect timber. If it sounds papery or hollow, termites have eaten the inside.
  • Discarded wings — small piles of translucent wings near windows or light sources after rain.
  • Frass (termite droppings) — small piles of pellet-like material near skirting, beams, or wooden furniture.
  • Sticking doors or warped frames — termite damage can cause subtle warping, often mistaken for humidity.

What you need to know about termites in Malaysia.

Understanding termite behaviour is the first step to deciding the right treatment for your property.

How We Work

Our termite treatment process.

From first WhatsApp message to colony elimination — here’s how we work.

01

Inspect

Free on-site assessment. We map the affected areas, identify entry points, and check for hidden damage.

02

Identify

We confirm the termite species (subterranean, drywood, dampwood) and severity, then explain options.

03

Treat

Right method applied — baiting, drilling, or both — using imported pesticides at correct dilutions.

04

Monitor

Follow-up visits and re-inspection to confirm the colony is eliminated and prevent recurrence.

Termite Questions

What customers ask about termites.

Quick answers to the most common termite-related questions.

I just spotted termites — what should I do right now?

Don’t disturb them. Don’t break the mud tubes. Don’t spray with off-the-shelf insecticides. Each of these actions scatters the colony and makes professional treatment significantly harder.

WhatsApp us a photo of what you’ve seen, and we’ll arrange a free inspection. Speed matters — termite damage compounds quickly.

Termite baiting or drilling — which is better?

Both have their place. Baiting is less disruptive, targets the colony directly, and works well for active infestations. Drilling creates a chemical barrier with immediate protection, ideal where structural protection is the priority.

We recommend based on infestation stage, building type, and your preference. Read our full comparison.

How long does termite treatment take to be effective?

Drilling termiticide creates an immediate barrier — protection starts the moment treatment is complete. Baiting works more gradually as the colony consumes the bait and spreads the active ingredient internally; visible activity typically reduces over several weeks to a few months.

We’ll explain the expected timeline for your specific situation during inspection.

Are termite treatments safe for my family and pets?

Yes. We use licensed, registered termiticides at correct dilutions, applied by trained operators. Modern termite chemicals (especially baits) target the termite’s specific biology and have minimal impact on humans, pets, or beneficial insects when applied properly.

For sensitive homes, we explain post-treatment precautions and offer alternative low-toxicity options where appropriate.

How much does termite treatment cost?

Pricing depends on infestation severity, premise size, treatment method, and chemical preference. As starting points: monitoring stations from RM 20 each, above-ground baiting from RM 1,600, drilling termiticide from RM 2,800, pre-construction soil treatment RM 4–6 per m².

Final pricing is confirmed after free inspection. View full pricing guide.

Do high-rise apartments get termites?

Yes — through wooden door frames, parquet flooring, timber-framed furniture, and fittings. Termites can also travel through service shafts and shared walls between units.

If your unit has wooden flooring or you’ve noticed mud tubes near skirting boards, treatment is worth considering even on upper floors.

Why MPC for Termites

59 years of termite expertise.

Termite control isn’t a generalist’s job. The species, biology, and treatment chemistry have evolved — and so have we, since 1967.

01

Specialist depth

Termite work is core to our practice — not a sideline. We’ve handled every species and scenario in Malaysia.

02

Branded termiticides

BASF, Bayer, FMC, Syngenta. Generic chemicals don’t work as long or as reliably.

03

CIDB G3 registered

Licensed for pre-construction soil treatment under Malaysian construction industry regulations.

04

Honest assessment

We won’t sell you a treatment you don’t need. Some cases are baiting-only, some need drilling, some both.

Don’t wait for the damage

Free termite inspection. No obligation.

If you’ve seen mud tubes, hollow wood, or discarded wings — or you just want peace of mind — we’ll inspect at no cost and recommend the right course of action.
