Termite-proof your building from the ground up.
A chemical termite barrier applied to the soil before flooring is laid — the strongest, most cost-effective preventive method available. Specified by your architect, delivered by MPC as a CIDB Grade G3 approved contractor.
The treatment follows the architect’s spec.
Not every project uses the same approach. The number of stages and chemical specification are determined by the architect — and we deliver accordingly.
We deliver according to your project specification.
Whether your project specifies a 2-stage または 4-stage approach depends on the building scale, compliance requirements, and the architect’s specification. Both are valid for full construction — they’re not “lesser” or “better” than each other; they’re chosen based on project-specific needs.
Our role as a CIDB G3 approved contractor is to execute the specified approach with the right chemicals, at the correct dilutions, applied properly across the relevant stages. We use insecticides like Imidacloprid and Fipronil — selection determined by the project specification.
2-stage or 4-stage — both are valid.
The architect specifies which approach is required for your project. Here’s what each one covers.
When specified: Architect-determined based on building scale, project type, and compliance specifications.
Termiticide application at the ground beam level — establishing the chemical barrier at this critical structural element.
Termiticide application at the ground slab level — sealing the protective barrier before the floor slab is poured.
When specified: Architect-determined for projects requiring comprehensive coverage from foundation through perimeter.
Application focused on pile caps and base foundations — protecting the structural base.
Coverage of ground beams and trench zones — extending the barrier through the substructure.
Treatment of the area beneath the floor slab — sealing termite access routes through the ground floor.
Extension to apron, terraces, and 1.2m boundary from the perimeter drain — full perimeter coverage.
The chemicals we work with.
Insecticide selection is determined by the project’s architectural specification. We work with industry-standard, registered termiticides.
A neonicotinoid insecticide widely specified for pre-construction termite barriers. Provides effective long-term protection when applied at the correct dilution and coverage.
A non-repellent termiticide widely trusted for effective termite control. It allows termites to move through treated zones without immediate detection, helping transfer the active ingredient within the colony for broader control.
Other registered termiticides may be specified depending on architectural requirements and project conditions.
Two project contexts — same expertise.
From large developer projects to private renovations and home extensions — pre-construction soil treatment matters at every scale.
Working alongside developers, architects, and main contractors on new commercial, residential, and industrial builds. Treatment scope follows the architect’s specification — typically 2-stage or 4-stage with insecticide chosen per project requirements.
Extending your home? Building a new room, kitchen, or wing? Pre-construction soil treatment applies here too — and is significantly easier and cheaper than retrofitting protection later.
The advantages of treating before you build.
Pre-construction soil treatment is one of the few preventive measures that’s both more effective and less expensive than the alternative.
Long-term protection
3 to 10 years of defence against termite intrusion, depending on the active ingredient and treatment intensity specified.
Easy access
No walls, finishes, or hard-to-reach places to work around — just bare soil. Application is fast and full coverage is straightforward.
費用対効果の高い
Treating before construction is significantly cheaper than retrofitting — starting from RM 0.90 per square metre depending on chemical and protection period.
Damage prevention
Stopping termites before they reach your foundation eliminates the risk of structural damage, repair bills, and the disruption of post-occupancy treatment.
Peace of mind
Homeowners and builders are assured of structural integrity from day one. Worth it for the resale value, the warranty, and the absence of worry.
Compliance ready
Treatment follows architect specification and CIDB G3 standards — documentation and warranty certificate provided for project records.
Documentation, warranty, and proper follow-up.
The treatment doesn’t end when the chemical is applied. Here’s what you get from MPC throughout the project lifecycle.
Treatment delivered in line with construction programme, coordinating with main contractor at each stage.
Formal warranty documentation issued for the protection period, suitable for project handover and resale records.
Active follow-up after Certificate of Practical Completion to ensure quality, address any concerns, and confirm satisfaction.
“Prompt Service, Best Attention Always” — our motto, applied to every project regardless of size.
What architects, contractors, and owners ask us.
Quick answers on specification, scope, and process.
Should my project use the 2-stage or 4-stage approach?
This is determined by the architect’s specification, based on building scale, compliance requirements, and project context. Both approaches are valid for full construction — they’re not “better” or “worse” relative to each other.
If you have a specification document, share it with us and we’ll confirm the scope of work. If you’re unsure, your architect will know.
Which insecticide will be used on my project?
Insecticide selection is determined by the project specification — typically Imidacloprid, Fipronil, or another registered termiticide depending on the architect’s preference and the protection period required.
For private renovation projects, owners often have more flexibility and may opt for a higher-quality chemical for longer-lasting protection. We’ll discuss options during quotation.
How much does pre-construction soil treatment cost?
Pricing is based on per square metre coverage and depends on the chemical specified, the protection period required, and the size of the area to be treated. Reference rates start from RM 0.90 per m² for the most economical option, scaling with chemical quality and treatment intensity.
View our full pricing guide for more reference rates.
How long does the protection last?
Typically 3 to 10 years, depending on the active ingredient used, the dilution applied, and the treatment intensity specified. Higher-grade termiticides at proper application rates provide longer-lasting protection.
For private renovation projects where budgets are more flexible, owners often opt for premium chemicals to maximise protection lifespan.
I’m doing a home extension — do I really need this?
Yes, particularly if the extension involves new ground-level construction or a new foundation. Termites don’t distinguish between original and added structures — and once a termite colony reaches your home, the entire property is at risk.
Pre-construction soil treatment during the extension is far easier and cheaper than retrofitting protection later. Talk to us about the right scope for your project.
Can you coordinate with my main contractor and architect?
Yes — that’s standard for our work. We coordinate with the main contractor on programme, the architect on specification compliance, and the QS on documentation. Our CIDB G3 status means we’re an approved party in the Malaysian construction ecosystem.
For documentation — quotations, work orders, warranty certificates, CPC follow-up — we provide everything required for project records.
Talk to us before construction starts.
Whether you’re a developer, contractor, architect, or homeowner — we’ll review your project specification, confirm the right scope, and quote with transparency.
