Termite Baiting System

Eliminate the colony — not just the workers you see.

A baiting system that targets the entire termite colony from within. Workers carry the bait back to the colony, where it’s shared with peers — eliminating the queen and ensuring lasting protection.

Why Baiting

Three reasons baiting works long-term.

Baiting isn’t always the right answer for every termite case — but where it fits, it offers advantages drilling can’t match.

01
Targets the colony

Unlike sprays that kill only what you see, baits are carried back to the colony by worker termites. The bait spreads internally, eliminating the queen — and the source.

02
Less disruptive

No drilling into floors. No chemical injection inside walls. Bait stations sit discreetly around the perimeter or on existing termite trails — minimal disturbance to your property.

03
Continuous monitoring

Bait stations don’t just dispense — they monitor. Our technicians inspect them regularly, catching new termite activity early before it reaches your structure.

How It Works

From inspection to colony elimination.

Our baiting process follows five clear stages — each carefully designed to ensure the entire colony is wiped out.

01
Inspect & map

Free site inspection to identify infestation areas and termite activity patterns around your premise.

02
Place stations

Bait stations are strategically placed around the perimeter, in the soil, or directly on termite trails.

03
Termites discover

Specially formulated attractants lure termites to the bait — over and above your wooden structures.

04
Bait spreads

Workers carry the bait back to the colony, sharing it among peers including soldiers and the queen.

05
Colony eliminated

As the active ingredient circulates, the colony declines and is fully eradicated — including the source.

Watch · Field Installation

Watch our specialist installing termite bait stations at a property with an active infestation. The technique looks straightforward — but proper placement, depth, and spacing are what separate effective baiting from wasted effort.

Every installation follows our standard protocol developed over 58 years of termite work in Malaysian conditions.

Three Types of Bait Stations

The right station for where termites are.

Termites travel through different terrain — soil, walls, concrete. We use three station types to intercept them wherever they’re active.

Type 01 · IG
In-Ground Stations

Installed in the soil around your premise’s perimeter, intercepting termites before they reach the building. Acts as both a monitoring tool and a treatment delivery system.

Best For Perimeter protection, ongoing monitoring, prevention before infestation
Type 02 · AG
Above-Ground Stations

Placed directly on visible termite trails or active feeding areas inside the property. Termites already foraging consume the bait and carry it home — fast colony impact.

Best For Active visible infestation, indoor mud tubes, quick colony hit
Type 03 · IC
In-Concrete Stations

For premises with concrete flooring, driveways, or paving. Stations are installed within concrete to intercept termites travelling through this terrain.

Best For Concrete-floor properties, driveways, hardscaped areas
Our Baiting Systems

Two world-class systems, one expert team.

MPC is an Authorised Operator for two leading termite baiting brands. We’ll recommend the right system for your specific case during inspection.

Exterra
World’s #1 Baiting System

MPC is an Authorised Operator of Ensystex (M) Sdn Bhd to install Exterra Baiting System in Malaysia. Ensystex is a wholly-owned subsidiary of Ensystex Inc — the developer of one of the world’s most established termite baiting solutions.

  • Highly palatable, patented bait formulation
  • Non-toxic to humans and pets at applied dosage
  • Available in IG, AG, and IC station types
  • Used in residential, commercial, and industrial premises
اكسترمينكس
“Too Sweet To Be A Poison”

Exterminex uses highly refined alpha cellulose without chemical impurities that repel termites. With patent-pending alluring compounds and feeding stimulants, comparative studies show termites prefer Exterminex over many other baits — minimising structural damage during treatment.

  • Patent-pending feeding stimulants ensure aggressive consumption
  • Refined alpha cellulose — no chemical repellents
  • Both in-ground and above-ground stations available
  • Proven preference in comparative palatability studies

Baiting vs Drilling

Which approach is right for you?

Both methods work — but they fit different situations. Here’s a quick comparison to help you understand the trade-offs.

الاصطياد
This page
  • Approach Eliminates the colony from within
  • Disruption Minimal — no drilling required
  • Time to effect Weeks to months (gradual)
  • Best for Active infestations, ongoing monitoring
  • Lifespan Continuous (with maintenance)
  • Pet & family safety Very high — stations are sealed
Drilling (Liquid Termiticide)
Alternative method
  • Approach Creates chemical barrier in soil
  • Disruption Higher — drilling around perimeter
  • Time to effect Immediate barrier protection
  • Best for Structural protection, prevention
  • Lifespan 8–10 years
  • Pet & family safety High when properly applied
Baiting Questions

What customers ask about baiting.

Quick answers to the most common questions about termite baiting.

How long does baiting take to eliminate a termite colony?

It varies — typically several weeks to a few months. Termites need time to discover the bait, consume it, and circulate it through the colony. Workers feed the bait to nest-mates including the queen, and the colony declines gradually as the active ingredient takes effect.

This gradual approach is intentional. If termites associated their decline with the bait, they’d avoid it. Slow circulation ensures the entire colony is treated.

Is the bait safe for my children, pets, and garden?

Yes. The bait is housed inside sealed stations that termites can access but children, pets, and garden wildlife cannot. The active ingredient is also non-toxic to humans and pets at the dosages used.

Both Exterra and Exterminex baits are formulated for minimal off-target impact while being highly effective against termites.

Should I choose baiting or drilling?

It depends on your situation. Baiting is excellent for active infestations and ongoing monitoring, with minimal disruption. Drilling creates an immediate chemical barrier and provides 8–10 years of structural protection.

In some cases, both methods are used together. We’ll recommend after free inspection. Read our full comparison.

How much does termite baiting cost?

In-ground monitoring stations start from RM 20 each. Above-ground baiting (with active infestation) starts from RM 1,600 depending on premise size, station count, and infestation severity.

Final pricing is confirmed after free inspection. View full pricing guide.

How often do you check the bait stations?

During active infestation treatment, our technicians visit regularly to inspect station activity, replenish consumed bait, and adjust placement based on termite movement.

For ongoing monitoring contracts post-treatment, station inspections are typically scheduled quarterly — adjusted based on your premise’s termite pressure.

What happens after the colony is eliminated?

Once the active colony is exterminated, any remaining bait is removed from the AG stations. Fresh interceptors are placed in the IG stations to continue monitoring for any new termite activity.

This ongoing monitoring is what separates effective long-term termite management from one-off treatment.

Free inspection. Honest assessment.

If you suspect termites — or just want preventive monitoring — we’ll inspect your premise at no cost and recommend whether baiting, drilling, or a combination is right for you.
